  • In October 2026 flats of 22–37 m² in Athens were listed at €45,000–75,000, about ₪155,000–258,000.
  • A renovated flat with a good energy class costs much more per m² than one needing work.
  • Add about 6–9% buying costs and check Airbnb rules before buying.
What it means for you

A budget of ₪150,000–260,000 is enough for a small flat in Athens. The real decision is between a renovated flat you can let at once and a cheaper one that needs work.

What can you buy in Athens for under ₪260,000?

The short answer: a studio or a one-bedroom flat of 22 to 37 m² in an urban area with good transport. These are the properties Israeli investors usually look for, for long-term or short-term letting.

Here are real examples from listings published in Greece in early October 2026. Shekel amounts use the ECB rate of 2.10.2026 (€1 = ₪3.44).

These are private-seller listings we saw on Greek property portals. We do not market them and do not publish identifying details, but they show current market prices:

Kallithea22 m², 1st floor€75,000≈ ₪258k€3,409Renovated 2019, energy class B

Note the gap: a renovated flat with a good energy class costs much more per m² but can be let straight away. A flat that needs work is cheaper, but you need to add renovation costs and time.

What to think about before buying a small flat

  • Buying costs: add roughly 6–9% to the price (transfer tax, notary, lawyer, registration). Work it out with the purchase cost calculator.
  • Short-term letting (Airbnb): some central Athens neighbourhoods have a freeze on new short-term rental registrations. Check before buying, in the guide managing property in Greece from Israel.
  • Long-term letting: see what rents are in Athens in the long-term rental guide.
  • Energy class and renovation: in 1970s buildings, check plumbing, wiring and windows before making an offer.
  • 15% transfer tax from 2027: the Greek government announced a plan for a higher tax on non-EU buyers. Details here.

Frequently asked questions

Can you buy a flat in Athens for under ₪250,000?

Yes. In early October 2026 studios and one-bedroom flats of 22–37 m² were listed at €45,000–75,000, about ₪155,000–258,000, before buying costs.

Why does the price per m² vary so much between similar flats?

Mainly condition, renovation, energy class, floor and area. A renovated class-B flat can cost 40% more per m² than one needing work in a nearby area.

Are the prices in the table final?

No. They are asking prices in listings and may change. Flats not marketed by us are shown only as examples of market prices.

Can you help me buy from a private seller too?

Yes. Send us your budget and requirements on WhatsApp and we will search private sellers as well.
