Can an Israeli buy property in Greece?
Yes. In some border areas, such as Rhodes and parts of the Dodecanese and North Aegean, approval from the Greek Ministry of Defence is needed and is usually granted. Athens and the Cyclades have no such restriction.
What does buying a flat in Greece cost on top of the price?
About 7–9% of the price: 3.09% transfer tax, notary, lawyer, land registry and agency fees.
What is the Greek Golden Visa?
A residence permit for property investors: €800,000 in Attica (Athens), Thessaloniki, Mykonos, Santorini and large islands, and €400,000 elsewhere, in one property of at least 120 m².
Is transfer tax for Israelis going up?
The Greek government announced a 15% transfer tax for private non-EU buyers from 1 July 2027. The law has not passed yet and details may change.
Can I rent out a flat in Greece on Airbnb?
Yes, with a registration number (ΑΜΑ) from the tax authority. New short-let registrations are banned in Athens districts 1, 2 and 3, and according to the government the ban will last until the end of 2027.
