Real Estate Transformation in Thessaloniki's Industrial Areas
The real estate market in Thessaloniki is undergoing a significant shift as a series of ambitious projects aim to revitalize former industrial zones. Historic complexes that remained idle for years are being converted into modern hubs combining residential spaces, commercial outlets, offices, and leisure areas in both the eastern and western districts.
Residential and Hospitality Project at the Fix Complex
One of the standout initiatives in the western entrance area is the redevelopment of the former Fix brewery complex. The master plan features luxury hotels under Hilton management alongside a new residential development comprising 95 private homes in a nine-story building. Properties are being marketed internationally, with starting prices for smaller units beginning at 420,000 euros and ranging higher for penthouses.
The First Skyscraper in Eastern Thessaloniki
Meanwhile, in the Nea Elvetia-Pylaia area of eastern Thessaloniki, a substantial investment is underway at the former Alatini ceramics site. The project will feature the city's first green skyscraper, standing 100 meters tall with 30 floors, alongside the restoration of historic buildings for office and retail use and the creation of an extensive public park.
Additional Urban Development Initiatives
Alongside these major schemes, other ventures are advancing across Thessaloniki, including turning the former Siemens property into a business park, developing a shopping center at the former Filceram Johnson site, and reviving entertainment hubs like Mylos and Vilka. The Municipality of Thessaloniki is also driving the restoration of the historic Depot tram depot, aiming to turn these spaces into new attractions for residents and visitors.
