Greece short-term rentals: Tax authority detects undeclared income
The Greek tax authority identified thousands of property owners who failed to declare short-term rental income following platform data checks.
- Tax authorities identified 34,000 taxpayers with undeclared rental income.
- Checks utilized digital data from platforms including Airbnb and Booking.
- Non-compliance regarding property registration numbers dropped to 5%.
This highlights the growing regulatory oversight on short-term rentals in Greece, which is crucial for property investors to monitor regarding accurate reporting.
The Independent Authority for Public Revenue (AADE) in Greece has released findings from cross-checks involving digital data from platforms such as Airbnb, Booking, and Expedia. According to data presented by AADE Governor Georgios Pitsilis at the Prodexpo conference, authorities identified 34,000 taxpayers who omitted short-term rental earnings for 2023. This intervention resulted in 37,000 compliance declarations and an additional 105 million euros in declared income. Furthermore, declared short-term rental revenue reached 973 million euros in 2025. The non-compliance rate for displaying the mandatory property registration number (AMA) on listings decreased from 11% to 5%. Authorities note that displaying a registration number ensures listing identification but does not replace the requirement to fully report all actual earnings.
