The government introduces renovation subsidies, tax incentives for long-term rentals, short-term rental restrictions, and property tax updates.
- Renovation subsidies covering up to 95% of costs for vacant homes
- Three-year rental income tax exemption for returning vacant homes to long-term leases
- Continued freeze on new short-term rental registrations in designated Athens and Thessaloniki districts
These measures aim to increase housing supply and ease rental market pressures, subject to specific eligibility criteria and upcoming parliamentary approvals.
The Greek government has introduced a series of housing measures aimed at increasing available home supply and easing rental pressures. The initiative includes renovation subsidies covering 70% to 95% of costs up to 36,000 euros for older and vacant homes. Additionally, tax exemptions on rental income for the first 36 months of eligible long-term leases will be extended through December 2027.
New short-term rental registrations will remain frozen in designated districts of Athens and Thessaloniki. Furthermore, the government plans to launch the 2 billion euro My Home III loan programme in January 2027 and increase the property transfer tax from 3% to 15% for non-EU and non-EEA tax residents starting July 1, 2027.
